PRIMARY RESPONSIBILITIES:
- Prepare annual building budgets including revenue projections, operating expenses, and capital improvement programs (in consultation with the Property Manager)
- Prepare monthly financial reports/balance sheets/cash flow analyses/operating expense analyses for internal use and investor reporting
- Oversee cash management for all entities
- Prepare and maintain general ledger and reconcile accounts
- Prepare bank reconciliations and Tenant CAM & Real Estate Tax calculations
- Review, set up and maintain property tenants on MRI software.
- Maintain knowledge of tenant leases (i.e. rent increases, options, special clauses, letter of credit).
- Prepare distributions and maintain priority return schedules.
- Prepare annual workpapers and work with external auditors.
- Reconcile general ledger accounts with supporting schedules on a monthly basis
- Ensure that all tenant and property information is properly set up
- Review tenant recurring charges to ensure that all are billed without errors
- Analyze all balance sheet and income statement accounts and prepare appropriate journal entries
- Communicate with property managers concerning property related issues
- All financial transactions that are processed through the properties by performing balance sheet analysis, operating expense review, P&L variance analysis, cash flow projections
- Prepare calculation of annual CAM reconciliations and Tax Recovery calculations and corresponding tenant billings
- Review and maintain tenant ledgers and rent rolls; prepare and send monthly statements
- Maintain cash balances in accordance with client requirement and possibly prepare transfer and funding requests
- Timely preparation of monthly standard reporting packages for property managers and clients
- Assist with preparation of annual budgets
- Prepare monthly Excel variances templates for property managers
- A/P and A/R functions

QUALIFICATIONS AND EXPERIENCE: (Academic, Professional, Relevant Job Knowledge)
- Typically requires a Chartered Accountant or Bachelor’s degree in Accounting or a related field
- 3-6 years of experience
- Requires familiarity with standard accounting concepts, practices and procedures
- Relies on judgment and limited experience to plan and accomplish tasks
- A certain degree of creativity and latitude is required
- Experience with accounting for Leases and Fixed Assets is preferred
- Yardi and PeopleSoft Experience Preferred
